Title Document Creator Desktop Application
I need a program to assemble a title document for the transfer of lots. It will be a form that the user (me) will fill with the particulars such as the name of seller, buyer, finca number and more. Then the program has to assemble blocks of text and fill in the particulars/variables within those blocks of text to form the title document.
Requirements and annotations
Escrituras(=title document) are transfers, often with a subdivision(segregacion) involved, of real property and may be from a person(s) to another person(s), from a SA to a person(s), from a person (s) to a SA or foundation or from a SA to a SA or foundation. Some escrituras involve segregating a parcel from one finca and another parcel from another finca and then uniting the two segregations into one finca. Some escrituras have certain blocks included while others don't.
We have the "form" made in the form of a word document (just a mockup, yours will be a program for input, not a word doc). We have examples of forms, each with the document that it should produce. In the form, the example entries are in red. Also, I have the Escrituras that the program must produce for each form, with all the variables in it. Some exemplary Escrituras have the text blocks indicated by color. Blocks are used for many variations of the Escrituras and may have conditional modifications.
Each text block or insertable string will be stored in a file which the user can modify as needed. They can be all together in one file or in separate files whichever is easier.
The form has to adjust real time to the user entries. For example, the form asks "FINCAS MADRES QTY__2___", i.e. how many mother farms are in this Escritura and the user in this case has put "2". The form will default open to just one finca madre. Then, when the user enters “2”, the form has to open space to enter the information for two mother farms (properties to be subdivided).
The program will always open with the blank simplest version of the form. The user can fill in the form and save what has been entered even if incomplete OR import what was filled in (data) and saved as a file previously. This form data file only need have the data in the order that it enters into the form and delimiters so that it can be parsed back into the form. It could be a text file. You can do this differently if you like, but please let me know. With the form filled in, the user can click on “create escritura” and the program will ask the user for the file name of the output (which is the escritura) and one enters the name and location in the usual way. Then the program processes the input file and generates the output/escritura.
The program will be able to handle up to 5 mother fincas, up to 5 segregaciones of a single finca, up to 2 sellers, either together or individually (1 seller sells one property, and another sells another property both to a particular buyer(s) and up to 2 buyers (always together, for example husband and wife).
The program will work on the Win7 OS and subsequent versions of Windows to date. It is best if it's a run alone program, i.e. you will provide me with one executable program that doesn't require internet connection or other programs to work. If this is a problem, let me know.
The final deliverable must be easy to use and must be a local executable that doesn’t require anything else from the user to run other than the input file if applicable.
